Southwest Florida's climate is exceptionally good at growing things you don't want on your driveway. Constant humidity, heavy summer rain and warm temperatures mean mold, mildew, algae and black streaking establish themselves on pavers, concrete, tile roofs and screen enclosures within months of being cleaned.
Pressure washing takes it all off, but the technique matters more than the pressure. Too much pressure on pavers blasts the joint sand out and etches the surface. Too much on stucco drives water into the wall. The right approach is matching pressure and cleaning solution to the material — soft-washing tile roofs and painted stucco with chemistry rather than force, and using controlled pressure on hardscape.
Cleaning alone, though, is temporary. Bare pavers are porous. They absorb oil and rust stains, their pigment fades under UV, joint sand washes out with every heavy rain, and once those joints are empty, weeds root in them and the pavers themselves start to shift and settle unevenly.
That's what sealing prevents. After a deep clean and mold or efflorescence treatment, we re-sand the joints with polymeric sand, which locks together and hardens when activated. Then a penetrating sealer goes on to protect the surface. The sand blocks weeds and stabilizes the field so pavers stop shifting; the sealer resists stains, holds the color and makes the whole surface far easier to clean next time.
You get a choice of finish. Wet-look sealer deepens and enriches the color the way rain does, which suits driveways and entryways. A natural matte finish protects just as well while keeping the pavers looking untreated — usually the better pick for pool decks, where it also reads less slippery.
Timing is straightforward: clean and seal pavers roughly every two to three years in this climate, and pressure wash your home exterior, roof and screen enclosure annually. Doing both together, on the same visit, is cheaper than scheduling them separately.
